Educate tenants on air filter changes and the property care of the unit and their own temperature control. If it’s 102 degrees outside and the air conditioning is set at 65 degrees, there’s a chance that it’s getting overworked. It’s going to run longer than it should. By setting the air conditioning to something like 78 degrees, not only will they protect the system, but they’ll also keep their own energy bills lower.
Talk to tenants about timing when the air conditioning and heat are used as well. When no one is home, the air in the summer or the heat in the winter does not need to be at its strongest.
Energy.gov says that setting your thermostat back 7 to 10 degrees for 8 hours or more a day can save the average consumer 10 percent on their energy bills. It also provides a healthy break for your system.

- Checking the fan motor
